SOLUTIONS FOR LEASABILITY & LIVABILITY

In today’s multi-family developments, procuring furniture, fixtures and equipment has shifted away from the purely aesthetic and toward something more meaningful: livability. From leasing offices and resident lounges to co-working areas, fitness centers, game rooms, pool decks and model units, designers are embracing choices that reflect how people actually live, work and relax in their own homes.

Whether it’s soft furnishings that can withstand a year or more of heavy use, or materials that prioritize tactile comfort over trend-driven appearances, the goal is simple in our procurement solutions: find pieces that look great, feel better and last longer.

Durability & Flexibility: Beauty that Lasts Gone are the days of show-stopping furnishings that fall apart after one lease cycle. Smart FF&E packages are chosen with durability and flexibility at the forefront—pieces that can handle everyday wear and tear, yet still look fresh year after year. Designers are leaning into high-performance fabrics and finishes that wear long and well, especially in high-traffic areas like lounges, leasing offices and shared amenity spaces.

But longevity doesn’t have to come at the cost of comfort or aesthetic. Seating now needs to sit pretty, not just look pretty. Casual, laid-back silhouettes—like relaxed sectionals, plush club chairs and oversized cushions—are taking the place of more formal, rigid furniture. Multi-use lounge pieces that can shift from solo work to social gathering are the new norm, reflecting a lifestyle that’s fluid, not fixed.

Multi-Use Mindset: One Space, Many Moments

In multi-family housing, flexibility is everything. Furniture, lighting and accessories are now expected to create place-making opportunities—inviting residents to use spaces in different ways throughout the day. This has led to smarter lighting solutions: dimmed ambient light for a cozy bar nook, task lighting for co-working areas, and warm, layered floor and table lamps to accentuate large open lounges.

Window coverings have also evolved. Rather than heavy drapes or ornate valances, designers are favoring clean, simple treatments that offer more than just looks. Think acoustic-dampening qualities, natural light diffusion and a softening of the overall decor.

Accessories—books, vases, sculptural objects, and picture frames—help bring in color and personality without permanence. These elements allow designers to tell layered stories while maintaining flexibility in base furnishings.

Materiality & Texture: Softening the Experience

Material choices are playing a bigger role in how residents feel in a space. Instead of bold, highly patterned fabrics that dominate a room, the trend is toward solid and textural materials—textural bouclé’s, woven blends and soft-touch finishes that introduce comfort and light play without overwhelming the design.

Color, too, is finding its way into projects in subtler, more adjustable ways. Pillows, throws, and artwork act as the color carriers, making it easier to evolve a space seasonally or over time. This approach keeps the core palette timeless and the experience tactile and warm.
